CORPUS CHRISTI, Texas — “Growing and expanding your personal brand” is the goal of many local businesses, but the price tag is high, according to the owner of a long-established coffee shop looking to expand to the city's South Side. It's too much.
As you enter The Coffee Mugg, there is an enchanting atmosphere. This is also where the owner, Susana Almaguer, is a local Muggle. She hopes to eventually have her own business on the city's South Side.
“Just so you know, there could be better parking, maybe a drive-thru, maybe even a patio,” Almaguer said.
She said she appreciates the current building, but there are some drawbacks.
“Parking is very limited and very tight,” she said. A lot of homeless people come here. ”
But the shock of being in a new place was more than she expected.
“It was smaller than this and it was $2,300 a month,” she said.
James Magil of DH Realty Partners said it's all about location.
“There's a lot more new construction happening on the South Side. New construction is going to cost a lot more than existing downtown properties,” McGill said.
It also affects pedestrian traffic.
“The South Side has a much larger population and the average income per household will be higher than downtown,” he says.

“You used to be able to rent 1,000 square feet of space for $1,500 a month, and now it's well over $2,000,” Loeb said.
Although the price may be high, Almaguer said he hopes he can one day bring his business a little closer to home.
“I live on the South Side, I live in Yorktown, and I see all these spots,” she said.
