A $334 million private development is slated for a mixed-use development in downtown South Bend over the next few years.
The Redevelopment Commission voted this morning to move forward with the project. City officials say the project has been in the works for more than a year.
The project will bring a hotel, more housing, commercial space and make a big difference to downtown South Bend's parking problems.
City leaders say this will be the single largest mixed-use development in downtown South Bend's history.
Demolition of the South Bend Medical Foundation building will occur this year. This will free up parking for hospital staff as Great Lakes Capital works to transform his two former parking lots used by employees.
Beacon officials said the project complements the company's new patient tower project and the city's focus on more efficient parking.
“While just creating a surface parking garage frees up land for development, Part 2 reduces the long-term need for the city to build another floor or two on the parking deck.” said Larry Tracy of the memorial. Director of a hospital.
That patient tower will employ 400 to 500 people.
Memorial officials say the 650-space parking lot will have residential and employee parking so hospital staff can live and work in the same area, making it a mixed-use development that includes housing. says it will be a big plus.
“We envision an increase in workforce along with patient towers, and some of those people will actually be able to live where they work, but still here. is a community and a campus that is very dependent on people driving to us,” Tracy said.
City officials are excited to see the project reach its final stages, saying it will bring new life to South Bend's growing downtown.
“Where do we have the highest acre values from a tax revenue standpoint? The first step in the construction process is to demolish the South Bend Medical Foundation building to accommodate the parking needs of hospital staff.
Once completed, the parking garage will provide 300 spaces for South Bend Memorial employees to accommodate additional staff needed for the planned expansion of the patient tower in 2026.
